Why is the fall the best time to Buy Real Estate?

It's that time of year when everything slows down.

The yellow school buses are back in the neighbourhood, the Facebook pictures of kids starting a new chapter in their lives, family starting a new chapter. 

It's a time where we go ‘Okay, what's next?’

My name is Greg Hamre from RE/MAX Affiliates in Ottawa and the Hamre Real Estate Team.

And why I really like buying in the fall is you have less competition as a buyer.

There's more time to digest the home, understand in putting conditions in your offer.

What's different about the fall market compared to the spring market is in the spring market. You're dealing with six month closing times and in the fall we're dealing with 30 and 60 day closing.

So everybody wants to get in before the holiday season.

It's a quick transaction life smooths, quite life moves quite quickly as opposed to January and February, where everybody waits until the summer months. Two things, if you're thinking of selling your home, we want to get pictures with green grass and, and, and green foliage.

Even if you're thinking?? about selling in January, February, but if you're thinking about now, we can have this happen quite quickly for you. The real estate market went through a turbulent time in the middle of May and June, there was a major correction and pricing went back to 2021 pricing in Ottawa.

Consumer confidence came back in the months of July and August, and we had some great options. The market was down in volume, but pricing was relatively stable to in the last 60 days.

So, we know where it should be. We know the comparables to look to, to make sure you get an accurate purchase price and selling price of your home.

And again, less competition at this time of year.

And when I'm talking about competition, I'm even talking about competition with moving companies, how to get a moving company to work for. That less stress on lawyers and mortgage companies, so they can focus on you and give you the customer service you're looking for.

We have some great listings in our portfolio right now that are active, available listings, and we have more coming in the months of September and October.
