Together, we delved into a listing consultation to explore their options, recognizing that selling may not always be the optimal choice. 🏠

Upon reviewing their portfolio, it became evident that their investment property, meticulously maintained over the past 15 to 20 years, stood as a testament to their prudent ownership. Despite its current vacancy, the property had a true sense of potential.

In advising my clients, we considered re-entering the rental market as a strategic move. Rental properties play a pivotal role in benefiting our economy, underscoring the need for increased inventory availability. While their investment property remained mortgage-free, their primary residence did in fact have a mortgage. This is the part they were missing: while interest on a primary residence cannot be written off, an income property offers this financial advantage.
