September Is Here - What's Next For Ottawa Real Estate Market
It's September 1st, there's four months left to the year.
While I'm not here to be your calendar, I want you to know how this has an impact on the Ottawa real estate market.
I'm Chelsea Hamre from the Hamre Real Estate Team at RE/MAX affiliates here in Ottawa.
What that means is that inventory is going to get slimmer.
The buying pool is going to shrink and it makes a fantastic time for buyers to jump in and for sellers to get on the market.
If you want to have your home sold by Christmas…
what this actually means is if you do want to buy and be in within Christmas,
you don't have 120 days, you actually have about 85 days.
What happens is that from now until about mid-October, you're going to see a good amount of inventory. Buyers will have selection.
Sellers will also have good comparable's on the market and then you could also have more negotiation for your closing date right now.
If you do need to buy?? and sell??, you can do a bit of a longer closing date.
As soon as mid-October hits, then we're looking at quick closing dates, 30 days or sooner all the way up until December and then we're back into the cycle of long closing dates again.
But if you're looking to be moved into a new home before the end of the year or moved out of your current home before the end of the year, we need to have a discussion now to talk about these timelines on how it's going to work for you.
There's lots of advantages of participating in the real estate market in the fall, wonderful time of year.
