Investment Buyers Return to Ottawa - Greg hamre - RE/MAX Affiliates

Investors are back in the buyer pool.

Ottawa is experiencing a high volume of price improvements in the active listing market. 

My name is Greg Hamre from RE/MAX Affiliates in Ottawa and the Hamre Real Estate Team.

 We're really seeing  market correction happening relatively quickly.⚡

A Lot of the gains  that we had in 2022 have been pushed aside because of interest rate hikes and buyer confidence. 

What you're seeing is a lot of people are reevaluating where they are as far as an active listing price point. 

Some people are canceling and re-listing❌. Others are going with price improvements immediately✅. We're seeing that investors are jumping back into the buyer pool range.

We've done a number of investor purchases this week✅. That's because of the numbers.

 Now the numbers make sense on a rental prospect. Somebody putting out a rental price point where they were gonna purchase before and they were actually gonna lose money where they're trying to just break even.✍

We're seeing rental prices have actually increased over the last 60 to 90 days. That’s a number that's absolutely sustainable for purchasers and investment purchasers.

The buyer pool is actually expanding. There's a bit of a race right now to beat another increase on the July 15th rate, buyers are trying to lock in.

At today's rate, which we're seeing posted at 5.09%, still a healthy rate and probably a normal rate going long term.
