We just SOLD another home in Queenswood Heights.

My name is Greg Hamre from RE/MAX Affiliates in Ottawa and the Hamre Real Estate Team.

I'm really excited to put this sold sign up for these clients.

It was a four-bedroom detached,two-car garage home.

Now I'll tell you about the statistics what's going on in the Ottawa real estate market.

I want to tell you about this one specifically, they had three REALTORS visit in total, including myself, pardon me.

And they interviewed, ✏️they did their homework.

They wanted to know who would get them the most exposure, the best-selling price and a closing date that worked exactly for them.

➡️When they reviewed the three agents, They said: "Greg, we want to work with you. We know the mass exposure you can get us. We know that you'll be there to answer all of our calls and emails. We know that your professional team will come in and do the best of staging, the best photography and the best storytelling video possible."

✅That's exactly what we did.

Put the house on the market last Wednesday, we took offers on Sunday night.

We laid all the offers in front of them and lined up the best one for that.

What's happening to the four-bedroom detached two-car garage market?

Orleans is on the east end of the city of Ottawa.

☀️It's a wonderful suburb, very similar to Riverside South and Barrhaven.

But just in this neighbourhood specifically in four-bedroom detached homes with a double-car garage, there are 16 available listings at the moment.

16 available listings that to choose from how many days of inventory is that I'll get to it in a moment of the 16.

3️⃣ There are only three active listings available listings under the $900,000 price point.

In the past 60 days, there have been 56, 4 bedroom detached homes to sell.

 So that's almost a home a day.

So four bedroom, one a day for the last 60 days! 

The average selling price for a four-bedroom detached home in Orleans in the last 60 days, just over $1 million.

We have 16 available listings right now.

That's about half a month's worth of inventory.

Just going into the Spring market, where we're in the middle of March here, you can see the snowbanks around behind us, but it is starting to feel like Spring.

☀️We have 15 days worth of inventory in this market for a detached four bedroom where the average sale price is over a million dollars.
