5 Tips For First Time Homebuyers

👇 Here are my top tips that every first-time home buyer should be hearing.

😎Number one, seek out a 📃 mortgage preapproval.

😀This will give you an idea and a better understanding as to what your budget looks like, what you can afford.

And it also helps to demonstrate financial readiness. 💰

👉Number two, determine what your criteria is.

What are your must-haves and what are your nice-to-haves.

🤩So your must-haves are items that are non-negotiable that you're not willing to compromise on, whereas your nice-to-have is a bit more of a wish list.

These are desirable features that you're ideally looking for in a home. 🏡

➡️ Number three, work with a real estate professional whom you trust.

🙌A REALTOR® is there to help provide guidance, to help negotiate on your behalf, and essentially just be a teammate who is there to help you navigate this journey that is finding a home. 🤝

💎Number four, understand that there are closing costs involved in the transaction.

🔑So these costs are in addition to your down payment and they include such things as land transfer tax, legal fees.

I always tell clients to budget about 1.5% of the purchase price of the home in closing costs. 💼

Number five, make sure to have fun. House hunting and searching for your first home is definitely an exciting process and journey, and one that should be enjoyed. 🏠😄

👀And as always, if I can help you achieve your real estate goals, it would be my absolute pleasure to help you along that journey.

I'm Melanie Giray with the Hamre Team and RE/MAX Affiliates in Ottawa, and we'll talk to you soon. 📞

Take care. 👋
